Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

DuraFlex Crown Repair: The Atlanta Owner’s Guide

DuraFlex crown repair in Atlanta typically runs $450 – $900 installed, depending on how much of the existing crown needs to be rebuilt and whether we’re using a DuraFlex-compatible crown sealer or doing a full recast. We stock the common DuraFlex crown repair products on our trucks and can usually have this diagnosed and fixed in a single visit. Most homeowners discover the problem after a heavy Atlanta rain, when they see water stains on the ceiling near the fireplace or notice efflorescence (that white, chalky mineral deposit) bleeding through the brick on the chimney’s top section.

Your chimney crown is the concrete or mortar cap that sits on top of the chimney, sealing the gap between the flue liner and the outer brick. DuraFlex makes a flexible stainless steel liner system that runs inside your chimney, but the crown is what protects the top of that system from water. When the crown cracks, water gets in, freezes during Atlanta’s winter cold snaps, and the freeze-thaw cycle widens those cracks fast. We see it every season.

Which DuraFlex Models This Applies To

DuraFlex flexible liners come in a few diameters, and crown repair specs depend on which one is running through your chimney. The most common residential sizes we see in Atlanta are 5.5-inch, 6-inch, and 7-inch DuraFlex liners, typically the 316L alloy for wood-burning fireplaces or the AL29-4C alloy for gas appliances. The crown repair itself isn’t tied to the liner’s alloy, but it does need to be compatible with the top plate and storm collar that seal the liner where it exits the crown.

Here’s the compatibility gotcha we run into constantly: if your DuraFlex liner was installed with the standard round top plate, the crown repair has to be built flush around that plate’s existing footprint. You can’t just slap a new crown on top and call it done, because the top plate bolts to the crown surface. If the crown has eroded around those bolts, the plate loosens, water gets underneath, and you’re back to square one. We measure the top plate diameter and the liner’s exposed height before any repair, because there are two different top plate styles out there and they need different crown profiles.

As an independent service provider in Atlanta, we’re not affiliated with DuraFlex the manufacturer, but we work with their liner systems constantly and keep matching crown repair materials on hand.

Signs Your DuraFlex Crown Repair Is Failing

  • Water in the firebox after rain. This is the big one. If you hear dripping inside the fireplace or see water pooled in the firebox after an Atlanta storm, the crown has almost certainly cracked or separated from the flue. The water runs down the outside of the liner, picks up creosote, and dumps a brown, smelly mess into your firebox.
  • White mineral streaks on the brick. Efflorescence means water is moving through the masonry and evaporating on the surface. When the crown is sound, water should shed off the top of the chimney, not soak through. If you see it starting around the top course of brick, the crown is the prime suspect.
  • Cracked or crumbling mortar at the crown’s edge. Atlanta’s freeze-thaw cycles are brutal on a crown that’s already 10-plus years old. Hairline cracks expand every winter, and eventually chunks of the crown’s edge start breaking off. If you can see daylight through a crack from the ground, it’s past time.
  • Rust stains on the DuraFlex top plate. The top plate is stainless, but the bolts that secure it are often zinc-plated steel. When crown water pools around the plate, those bolts rust, and the rust streaks down the plate and onto the brick. It’s a clear sign the crown isn’t shedding water the way it should.
  • Loose or wobbly storm collar. The storm collar is the ring that slides over the DuraFlex liner and diverts water away from the opening where the liner passes through the crown. If the crown has eroded around the liner, the collar has nothing to sit on, and it’ll shift or slide down with the slightest touch.

Replacement Cost & What’s Included

In Atlanta, a DuraFlex crown repair with proper prep and sealing typically runs $450 – $900 installed. The low end covers cleaning, crack repair, and a full crown seal application with a flexible elastomeric coating built for chimney crowns. The high end covers crown recasting, which means we build the crown back up with proper mortar, add a bond break, and then seal it so it actually sheds water instead of absorbing it.

What drives the price is how much of the existing crown we can save. If the underlying concrete is still sound and it’s just surface cracking, we’re in the $450 – $600 range. If the crown is spalling, which means pieces are actively breaking off and we have to rebuild the edges or recast the whole thing, you’re looking at $700 – $900. We do a written price before any work starts, so you’ll know the exact number before anyone picks up a trowel. Every crown repair we do carries a 365-Day Done Right Promise in writing. If the crown fails within a year, we come back and fix it free.

DIY or Call Us?

Here’s the honest split. You can absolutely do the inspection part yourself. From the ground, look for visible cracks, missing chunks, or white mineral streaks. If you have a ladder and you’re comfortable on it, you can check whether the storm collar wiggles and whether the DuraFlex top plate bolts look rusted. That’s the “what to check” version, and it’s useful to know before you call anyone.

What goes wrong with DIY crown repair is the same thing we see after every rainstorm: someone seals the cracks but doesn’t address the drainage issue, or they use a run-of-the-mill sealant that can’t handle the thermal expansion of a chimney crown. A crown expands and contracts with every fire and every Atlanta temperature swing, and the wrong sealant cracks within a season. Also, working at chimney height on a ladder with tools is genuinely dangerous. If you’re not set up for roof work, don’t start. We’d rather show you a photo of the problem than talk around it. Call (762) 320-6525 if you want an honest assessment instead of a guess.
